Terms & Conditions

  • Payments for Direct Bookings: 30% Deposit is required to confirm your booking. Deposit is non-refundable. In the case, greater than 30 days notice is provided, we will transfer value to a credit for a future booking. 70% balance is required 30 days prior to your stay. Booking is for an agreed number of staying guests. If guest numbers decrease below the minimum booking or after 30 day prior cut off, we do not reduce agreed 30 day balance amount for reducing guest numbers. If guest numbers increase, an additional per person per night fee will apply for all staying adults and children up to capacity of accommodation. Guest numbers increasing greater than capacity is subject to approval of Directors and fees for rollaways may apply.
  • Non-staying guests must be approved prior to attending onsite. $10 per non-staying visitor may apply.
  • We do not require a Security Bond to be remitted but do require all damages, losses and excessive cleaning will be charged for. Honest reporting of any breakages is appreciated and will influence charging for damages. We reserve the right to request a Credit Card to be held on file during your reservation for incidentals.
  • The accommodation is furnished with full kitchen and BBQs. Management reserve the right to vary and change the furnishings without notice.
  • No Smoking inside houses.
  • Functions and parties for guests other than those declared and staying in house as guests at Bluebush Estate are not allowed without prior written permission from owners. A per person function fee is normally charged for functions depending on the event and numbers involved.
  • Outdoor noise curfew is 10.30pm. Tennis court lights must be off by 10.30pm.
  • Outdoor fires are not permitted without prior consent.
  • No pets unless a service animal, essential companion pet or with special consent from Director prior to staying. Conditions apply.
  • Bluebush Estate has 4 cottages onsite, plus Managers Residence, a food truck cafe and antiques gallery shop. The Estate facilities are shared including tennis court, swimming pool, volleyball court, parking area, grounds. Closer of the Shop & Cafe is on request only and only for agreed window.
  • Camping and campervans are not allowed on the property without prior written consent.
  • Guests must exercise caution when on the property with appropriate clothing and protection for outdoors should be worn at all times
  • Guests should not approach any wildlife, only observe from a distance. This is especially important for kangaroos, birds and snakes.
  • Dangerous activities are prohibited on the entire property (196 Wilderness Rd, Lovedale, 2325) including, but not limited to 4WD driving, motorcycling, horse riding, shooting, hard ball sports (including golf) and any other uninsured activity. We do not accept responsibilities for unauthorised behaviour and activities.
  • Vehicles must not be driven or parked on anything other than the designated gravel driveways and parking areas, particular in wet weather conditions.
  • Children must be supervised at all times, especially near the swimming pool and dam.
